Surrey Real Estate
The second most populous metropolitan area in the Greater Vancouver
area is Surrey, home to many new real estate developments. By
last count, Surrey real estate encompasses about 25% of all new
properties being built by many of the top property developers
and builders in British Columbia.
With no shortage of land, and a booming population
with great migration into the city, Surrey real estate has really
become an affordable, liveable and beautiful place to call home.
Homebuyers and real estate investors have flocked to surrey since
the 1980s when transportation routes and nodes starting improving
between the City of Surrey and Vancouver. However, with many businesses
relocating to Surrey, many home buyers and owners who live in
this city, also work here as well.
Recent Surrey Pre-Construction
Condos and New Developments
Did you know that Surrey real estate is home to some of the largest
master-planned communities in teh province of BC? Yes, as well
as many of the highest and tallest pre-construction Surrey condo
high-rise tower developments. Many areas and communities in Surrey
are being transformed by the recent boom in industry, retail,
home sales and equity and many homebuyers in this city are making
use of their home equity and purchasing investment condo properties
to rent out long-term. With great recreational facilities, amenities
and all the shopping that you would want, pre-construction Surrey
real estate holds firm as many of the other municipalities have
reached a saturation point. With an ongoing in migration from
other cities and provinces, Surrey pre-construction condos and
luxury residences have been snatched up off-the-plan even before
construction even starts. Most of the new Surrey real estate projects
are pre-construction and pre-sales condo tower residences or large
master-planned communities surrounded by lots of greenery, parks
and amenities that you can walk to. The one thing that Surrey
has going for it over any other city in the Lower Mainland is
its close proximity to downtown Vancouver, large open spaces for
new property developments and the genuine homebuyer interest in
purchasing new Surrey condos at pre-construction pricing. This
bodes well for many builders and property developers who have
focussed more on this city than Vancouver itself.
Some of the most recent new Surrey real estate
projects include the Waterstone Phase 1 condos at the Promenade,
Salus Living, the master-planned presales Urban Village community,
CityPoint in Whalley, and the Aura Flats and Townhomes. These
are just a few of the many new condo developments and pre-construction
Surrey townhome projects ongoing in this growing city. It is also
noted here that within the next 20 years, Surrey's population
will exceed Vancouver proper, making it the largest city in all
of Western Canada for the first time. And with the recent expansion
of the SkyTrain stations, highways and infrastructure projects,
Surrey real estate values will continue to rise as the demand
will definitely exceed the supply in upcoming years.
What's in Store for Surrey Condominiums
and Townhomes
New Surrey homes and pre-construction condos are great for families
and couples who want to get into the market. First time home buyers
have flocked to the new Surrey real estate developments in order
to get into the property market before they are priced out. Unfortunately,
many of the downtown Vancouver pre-sales condos are going for
half a million dollars in today's current market. In South or
Central Surrey, there are many new single family Surrey homes
as well as townhomes/townhouses that will cost less than the price
of a one bedroom condo in downtown! Isn't that just amazing. Not
only will you own the land and dirt that you live on, but you
will have more than four or sometimes up to 10 times as much space
in a beautifully master-planned townhome development. Other choices
for first-time homebuyers are Central surrey's new condo developments
that have reached the Surrey real estate marketplace with a storm
of hype that is being backed up with great locations, affordable
pricing, amazing value and craftsmanship details. For many homebuyers,
these are the things that will influence them in terms of purchasing
a new Surrey condo pre-construction property or opt for a larger
single family home or townhouse.
Regardless of where you look, South, Central or
anywhere in between, you will see new signs popping up everywhere
for new properties coming onto the marketplace. the most recent
Surrey pre-construction real estate launches for both condos and
townhomes include: RedLeaf Crescent, Charlton Park, Augusta at
Provinceton, West, St. Andrews at Northview, Lotus Townhomes,
Surrey Waterstone condos, Vernazza, Escada Luxury Residences,
Woods at Provinceton, Arbour Village, Sunset Grove Surrey community,
Wyndham Lane, Aura Townhomes and Flats, City Point Surrey pre-construction
condos, Compass, Sky Towers, Tate Living Row Homes by MOSAIC,Quattro

East Clayton Surrey Community Snapshot:
A Flourishing Subdivision
A great article by Susan B for the MetroNews. Not so long ago,
East Clayton real estate community in Surrey was primarily rolling
farmland. It was a quiet, rural area of Surrey real estate where
you could find one of the Lower Mainland’s few remaining
drive-in movie theatres, a gas station, plus one of the eclectic
co-op hardware stores that carries everything from tractors and
power tools to ice cream cones, ribbons and lace. There wasn’t
a whole lot more in the East Clayton Surrey real estate district
at all. Today, the new East Clayton neighbourhood is in the final
states of transforming its country landscape into contemporary
suburbia with a distinctly family oriented leaning. Shopping malls
have introduced a host of big box retailers as well as one of
the Lower Mainland’s first Thrifty Foods into the new Surrey
East Clayton community. That ubiquitous symbol of urbane living,
the local latte bar, can be found on most commercial corners.
And new East Clayton housing of all types continues to come out
of the ground on a seemingly daily basis in this Surrey real estate
community. East Clayton real estate Surrey neighbourhood also
offers some attractive housing prices with the benefit of the
fact virtually all of the supply here is new or near new. Surprisingly,
despite the recent proliferation of multi-family Surrey real estate
development, single family East Clayton houses still represent
the largest proportion of homes currently on offer. The good news
is that it’s relatively easy to find an attractive, well
appointed East Clayton house in Surrey real estate market with
three or four bedrooms for between $450,000 to $500,000. An extra
$50,000 will often get you five or even six bedrooms for these
Surrey East Clayton homes. These new East Clayton houses tend
to have character/heritage architecture, compact lots, plus all
the bells and whistles – granite countertops, nine foot
ceilings and stainless steel appliances. A number, like the now
under construction Surrey East Clayton Hudson Crossing, also have
legal mortgage helpers making this an even more affordable option
for first time Surrey homebuyers or young families. Available
East Clayton apartments are low-rise, typically newer than five
years, and seldom push past the $300,000 benchmark price. The
Surrey East Clayton townhouses continue to offer solid value with
approximately half of the 66 resale units listed at press time
carrying price tags of $350,000 or less with the most expensive
2065 square foot townhome logging in at just $445,000. Two Surrey
East Clayton real estate projects, the approximately three year
old Bacara, and the newer TATE Rowhomes by MOSAIC Homes, are designed
with live/work designation that’s proved popular among professionals
like architects, accountants and fashion designers. One to watch
is the now under construction Waterstone East Clayton Surrey real
estate development at the corner of 194th Street and 64th Avenue.
Offering a diverse range of East Clayton housing styles and prices,
this is the East Clayton Surrey first real estate development
to offer the resort style luxury of an on site 15,000 square foot
clubhouse/spa and is aimed squarely at giving Surrey homeowners
the option of remaining in the same neighbourhood as their housing
requirements change over time. Waterstone Surrey East Clayton’s
initial phase of condominiums starts at $200,000. Build out is
expected to take several years.
