Millennium Water False Creek – A Green Waterfront Community


The challenge of designing for the Olympics and beyond. Millennium Water – Sixteen buildings make up this high-profile real estate development in Vancouver, planned first to house athletes for the 2010 Olympics ad later to become a model sustainable community of 1,100 residential units.

“Millennium Water is the place to be,” says Barry Scott, partner of Maynards Auctioneers, observing the bustle of construction on the southeast sector of False Creek form his office window on West Second Avenue. Scott, who was born and raised in the neighbourhood – at Seventh and Columbia- knows the area as well as an auctioneering block. “as kids we used to pay in the water in False Creek. It was all industrial,” he recalls.

In two years, the area known as Southeast False Creek will become the Vancouver Olympic Athlete’s Village, providing accommodation for 2,800 Olympic athletes, coaches, officials before being converted into a model sustainable community called Millennium water in Vancouver.

“The rest of the world is looking at what Vancouver’s doing here,” says Scott. “The whole space between the bridge and Science World, from Second Avenue to the water – it’s amazing what’g going on. It’s the quality of what’s being built there and the balance of what’s on the site – a school, community centre, parks, amenities. Thee’ll be limited traffic, lots of bike routes, walking paths, and an electric tram in Millennium Water. It’s all really designed for people.

“You could live in the area without a car. You can easily get to sports or cultural events, art galleries or restaurants by a boat ride across False Creek or walk around the seawall.

Millennium Water, situated on the last remaining tract of undeveloped waterfront land near downtown Vancouver, includes approximately 25 acres of former industrial land once used for sawmills, foundries, shipbuilding, metalworking and salt distribution. In fact, the heritage building, the Domtar Saltbox, has been shored up and designated for public use on the site.

When completed, the Millennium Water neighbourhood will comprise of approximately 1,100 residential units – 730 condominiums and townhomes, 120 Millennium Water units of modest market housing and 250 units of affordable housing. It will establish a new standard for sustainable development in North America, with green buildings that use less energy, are based on renewable resources and help protect against the environment. For example, the area will be heated by waste thermal energy from filtered wastewater. Fifty per cent of the roofs will be green.

Millennium Water is developed by Millennium Southeast False Creek Properties Ltd., part of the Millennium Group of Companies, selected by the City of Vancouver to develop this real estate project property.

Sixteen residential buildings will make up Millennium Water with the flagship designed by renowned Vancouver Architect Arthur Erickson. His plan includes two gently curving crescents that face each other across a public garden of waterfalls and ponds.

Architectural firms involved in the real estate development include Merrick Architecture, Comberoff Bell Lyon Architects, Arthur Erickson/Nick Milkovich Architects, Inc. Walter Francl Architect and Lawrence Doyle Young and Wright Architects.

According to Trish de la Paz, marketing project manager at Rennie Marketing, there has alreadybeen a lot of interest in Millennium Water. “Our challenge and our goal is that we consider all the environmental aspects at the site while at the same time creating a luxurious product for the real estate market and a lasting legacy for the community.”

Construction of Millennium Water will continue up to and beyond the Olympic Games. “We hosted Expo ’86 and that’s when we handed out our business card to the world… and the world kept it. I don’t think we, as Vancouverites, understand the potential impact of what is likely going to be the single largest Vancouver world positioning event of our lifetime,” says Bob Rennie, principal of REnnie Marketing Systems.

Millennium Water Village Condos Go On Sale

For the past six nights, Chris Shin has camped in his car; holding a place for a realtor who will be among the first to purchase part of Vancouver’s Olympic Village. The 1,100 unit 16 building Millennium Water condominium project in Southeast False Creek goes on sale to the public at 4pm today. Suites range from $450,000 to $3.5 million. It will be home to 2,800 athletes and official during the 2010 Games.

“It’s the first new real estate community on the West Side of Vancouver that we’ve seen in a long time,” said Bob Rennie, marketing realtor for the real estate development. Yesterday and Tuesday, those involved with the development were given first crack at 100 of the 302 units that will be sold to the public in the first phase of the property development known as Millennium Water False Creek.

By yesterday afternoon about 55 people waited in a lineup that stretched for about half a block outside the real estate project’s presentation centre in the 200 Block of West First Avenue. Most, like Shin, who is among 10 who have been in line since Saturday- were being paid by realtors to hold a place in line. He refused to say how much he was being paid.

“It’s not really tough,” said the 23 year old BCIT student, looking tired and unshaven. “I’m used to doing a couple of hours or the day before. It’s the first time I’ve done five days.”

Vancouver House Prices and the State of the Property Market

West Side House Price Now Tops $1.3 million. Home buyers have driven sales in Greater Vancouver to the second highest June level in history, snapping up 4,244 properties last month, an increase of 7.4 per cent form June of 2006. The sales were slightly below the all-time sales high of 4,333 units set in June 2005, the Real Estate Board of Vancouver reports.

Prices, however, set a fresh historical record last month, as the benchmark price of detached house in Greater Vancouver soared to $715,715, an increase of 10.5 per cent from a year ago, and a startling 92.7 per cent higher than five years ago. On the West Side of Vancouver, the typical detached house price skyrocketed to $1,329.884, up 18 per cent from a year earlier.

In East Vancouver, the detached house price is now $645,729, up 7.5 per cent from June of 2006. Listings across Greater Vancouver have also increased as vendors attempt to catch the price uplift. Last month, the total active inventory increased by 17.7 per cent to 11,811 units, the Board said.

On the West Side, the benchmark price of a condominium apartment in June was $457,637, up 9.2 per cent from a year ago, while the townhome price has risen to $477,211 up 12.7 per cent.

In East Vancouver, the condo apartment price is $306,282, up 13.2 per cent from June of 2006. “Clearly, real estate continues to be seen as an excellent investment,” understated Board president Brian Naphtali.

Benchmark prices are based on Real Estate Board formula, which is more accurate than simplistic average prices.

Rents Expected to Soar in Vancouver

Apartment condo rents in Vancouver are forecast to soar, according to the Goodman Report, by Vancouver multi-family specialist David Goodman. Average Greater Vancouver one bedroom rents have increased only 21 per cent over a 10-year period while all Lower Mainland areas have sen average suite prices at least double over the same period. Goodman notes, “In our opinion, rents are moving into a catch-up mode. We predict that rents increases on suites turning over to average 10 per cent for the next 12-18 months.” Goodman also released stats on the performance of the Greater Vancouver apartment condominium market in 2006. When buying a building, the average price per suite is now $157,805. Areas such as the Eastside, Marpole, South Granville and the West End experienced a 15 per cent price increase last year, over 2005, while Kerrisdale and Kitsilano were basically flat.

First Time House Price Tops $700,000 in Vancouver

Housing sales, the number of listings, and prices increased across Greater Vancouver in May, reports Real Estate Board of Greater Vancouver. The biggest story this month is that the average price for a detached house has passed the $700,000 mark for the first time. The benchmark price of a house hit $711,245 in May up 11.8 per cent from last year. On the West Side of Vancouver, the typical house price is now above $1.3 million, while it is $697,815 in Richmond. Total sales through the Board’s MLS system reached 4,331 units int eh month, up from 4,297 in May of last year.

New real estate listings increased by 6.2 per cent to 6,149 units compared to 5,789 units listed in May 2006. The total number of active listings increased by 23.4 per cent to 11,749 units when compared to May 2006’s 9.524 units. “Traditionally May is one of the busiest periods in our market and this past month was no exception,” said Board president Brian Naphtali. According to MLS data, sales of apartment properties increased by 1.6 per cent to 1,789 sales in May. The benchmark price of a condo apartment is $358,428, up 11.5 per cent from one year ago. The benchmark price of an attached unit (townhomes and duplexes) is $439,317, up 10.8 per cent from a year ago. Sales of detached properties increased by 2.3 per cent in May 2007 to 1,805 sales. “these facts show us that despite continued price increases, appropriately priced properties are still finding the right buyers,” explained Naphtali.

Canadians Opt To Buy Real Estate Now Rather Than Later

Royal Bank survey finds three in 10 Canadians are planning to buy a new home within the next two years according to RBC Royal Bank article published in the Westcoast Homes & Design Magazine May 2007.

The possibility of mortgage rates rising in 2007 seems to be of much less concern across Canada, according to the RBC’s 15th Annual Homeownership Survey. In fact, more than half (57 per cent) of Canadians believe mortgage rates will drop or stay the same, compared to 31 per cent last year. The RBC poll also reveals that 49 per cent of Canadians are less apprehensive about interest rate increases, compared to 44 per cent in 2006.

“When we assess the consumer setiment being expressed in this year’s study, a picture emerges of confident Canadians weighing their homebuying options in a very positive light,” explained Catherine Adams, RBC’s vice-presdient of Home Equity Financing.

At the same time, while more than half of Canadians (59 per cent) believe housing prices will rise in 2007, homebuying intentions are holding steady, with three in 10 Canadians (28 per cent) planning to buy a house over the next two years.

As for the value of Canadians place on homeownership, the vast majority (90 per cnet) think purchasing a home is a good investment, according to RBC’s pool. As well, the percentage of Canadians who estimate that the market value of their homes has increased by 50 per cent or more over the past two years, has doubled since last year’s survey (11 per cent compared to six per cent).

“it’s clear an overwhelming majority of Canadians believe purchasing a home is a good investment in real estate. In fact, the average Canadian estimates their home has increased by 22 per cent in the last two years,” Adams added. “And the ‘buy now’ message is coming through loud and clear across all age groups – from 25 through to 55 plus.”

Of those Canadians planning to buy a house within two years, an increasing number are looking at a shorter purchasing windows. More than half (58 per cent) of all Canadians are saying buy now, don’t wait for next year. Forty-four per cent (up from 37 per cent in 2006) are looking at buying within the next 12 to 18 months.

There also does not seem to be a sub-prime hangover in Canada. Where the US subprime mortgage crisis is getting worse, the Canada subprime lending is still very strong.

Regional Differences
Focusing on very likely to buy intentions, B.C., Ontario, and the Prairies are holding steady from last year, bu the numbers have softened in other regions with Alberta going from 18 per cent to 12 per cent; Atlantic going from 14 per cent to 10 per cent.

Renters and Owners
Within the next 18 to 24 months, 62 per cent of renters and 48 per cent of owners plan to buy a home. Withing the shorter time frame of the next 12 months, owners outnumber renters, 27 per cent to 18 per cent.

Housing Type Preferences
Detached homes continue to be the housing type of choice by most Canadians who are likely to buy a home in the next two years – 72 per cent voiced this preference. Condominiums were preferred by 10 per cent, down from 12 per cent last year. Semi-detached homes were cited by seven per cent, up from four per cent in 2006. Townhouses fell to last choice, named by six per cent of Canadians planning to buy in the next two years, down from eight per cent last year.

Thinking Small
Desiering a bigger house continue to be the most popular reason for an upcoming move, cited by 48 per cent of Canadian homeowners who are planning to purchase a home in the next two years. However, an increasing number are now saying they’ll be looking for smaller home – 33 per cent compared to 20 per cent in 2006. Eighteen per cent responded that they’ll be considering a home about the same size as their present one.
