With the convenience of downtown just minutes away from the Seabus in addition to attractions like Lower Lonsdale, Lonsdale Quay, Lynn Valley, Deep Cove and many other great areas, real estate in Lower Lonsdale and beyond up Central and Upper have skyrocketed in values, keeping many would-be first time homebuyers, couples and small families in the rental market.

The Lower Lonsdale apartments for rent and rental condo properties in North Vancouver are also very hard to find these days because of the soaring population, great economy and location. For singles and couples looking for a North Vancouver apartment to rent, there are many one bedroom suites that have a price tage between $750 for an older wood construction condominium apartment building all the way to almost $2000/month for a new concrete high-rise Lower Lonsdale condo rental with spectacular unobstructed views of downtown Vancouver’s skyline. There are als mnay North Shore rental executive condo suites that allow for shorter terms, usually monthly or 6 month contracts) and are often furnished with all utilities included in the rent. You can expect to pay about 25 to 50% more per month for a furnished Lower Lonsdale rental condo home.

If you are a couple or growing family, there are plenty of two bedroom and even three bedroom rental Lonsdale apartments and condominium available from $1000 to about $3000/month. These rental units usually have two bathrooms, in suite laundry, gourmet kitchens and a combination of outdoor living spaces that may include balconies with views of the city, North Shore mountains or city streets, patios and rooftop decks. The Lower Lonsdale apartments for rent in this segment are usually either older low-rise apartment rental complexes or the newer high-rise buildings. For any condominium rental in Lower Lonsdale North Vancouver real estate for rent, there comes a time where the tenant will need to do their own research. North Shore Unique Accommodations is one such place to find both unfurnished and furnished suites and rental condos in Lower Lonsdale and beyond into Greater Vancouver.

Many times, you will see rental condos in Times Buildings at 1st and Lonsdale just above the Time Market as well as in Sky Tower just behind it on West 2nd street. Sky Tower apartment suites are very high quality and attract many professional singles and couples. The more luxurious boutique residential building at One Park Lane condominiums for rent in North Vancouver also offers amazing one and two bedroom executive suites but do not come onto the market as often.

North Vancouver Townhomes for Rent

Once you get past the base of Lonsdale, often called the Lower part in North Vancouver where the Pier real estate development is taking shape, you will see a growing number of townhomes or rental townhouses along Lonsdale Avenue in the North Shore that provide affordable housing for small families and retired couples. The townhomes for rent along Lower Lonsdale and upwards can range anywhere from $1,250 to over $3,000 depending on if you are looking for a two or three bedroom town house rental. There are many other duplex rentals available in Lower Lonsdale and the North Shore area along Central Lonsdale that are all close to Lions Gate Hospital, local groceries, shopping, dining and much more.

North Vancouver townhomes for rent are either two level or three level residences usually with two or more bathrooms plus dens and powder rooms. Some townhomes that are renting in Lower Lonsdale also have a basement floor that is finished that can be either a media room or extra bedroom (if it has windows). Most of the condos and townhomes for rent are associated with a building strata and come with amenities such as concierge, swimming pools, recreational exercise gyms and good security and underground gated parking. Times North Vancouver Building townhomes provides rental suites in addition to ground level ones at Sky Tower and the soon to be finished Alina, Vista Place Lonsdale townhouses and Ventana, all slated for completion in 2009. The Central Lonsdale Avondale Homes project provides some opportunities to rent townhomes just two blocks from Lonsdale’s conveniences.

Avondale Homes represents the newest townhome development in a while around that area. Other rental suites along Lonsdale in North Vancouver includes duplex homes that offer similar features and finishes as rental townhomes in the North Shore.

Single Family Homes for Rent in North Vancouver’s Lonsdale Avenue

Much sought after for larger families or retired people, single family homes are attractive because they provide plenty of rooms, space, storage and outdoor yards for kids and pets to play in. North Vancouver has a shortage of single family detached homes, but there is certainly a few homes available along the Central Lonsdale North Shore corridor that can range from $3,000 all the way to $8,000 per month. Having a North Van single family home residences is sometimes a good thing for those families who move around a lot for work, but with affordability becoming an issue, those who think they want a house in Lower Lonsdale or North Vancouver should think about purchasing a home outright rather than renting. Condominium rental suites in North Vancouver are becoming harder and harder to find as the population has gradually increased to a saturation point of available housing. The Blueridge Garden rental condo suites in North Vancouver represents a great low-rise residential building community with five different complexes set over the Seymour North Shore area. The North Vancouver rental apartments and condos are located in a five acre area that provides great location close to local amenities such as community centres, shopping, dining, schools and the Real Canadian Superstore for all your shopping needs. The Blueridge rental homes consist of either condominiums with two or three bedroom and all the rents include parking, hot water as well as heat as standard. There is also a pool that is open during the warmer months as well as a community coin-operated laundry facility with washers and dryers. The apartment suites at the Blueridge Garden are also managed 24 hours in case there are any problems or questions about your home. The Blueridge Apartments in North Vancouver’s rental apartment market do not allow for any pets of any sort at this time, so in other words, they are not pet friendly. Lower Lonsdale North Vancouver – Shining City on the Hill

Written by Susan for 24 Hours newspaper in the Lower Mainland: Located almost exactly in the centre of North Vancouver, Lower Lonsdale is a vibrant, eclectic neighbourhood on a quest for positive transition. Rising sharpy up the slope from Lonsdale Quay towards the mountains, the Lower Lonsdale community boasts spectacular views and plenty of preserved view corridors to enjoy them.

Surprisingly for such an established area, single family housing in Lower Lonsdale North Van has become virtually nonexistent here as Lonsdale clearly embraces the trent toward higher density living. If you can find a detached house in Lower Lonsdale North Vancouver, it will likely be on the east side of Lonsdale and above 3rd Avenue. Expect to fork out a minimum of $600,000 for even a smaller, older bungalow. Newer but still modest houses can be had for $800,000. Townhouses offer slightly better choice although the real estate Lower Lonsdale market is still limited. Well-maintained properties with two or three bedrooms and 1,500 or more square feet start in the $450,000 range but will more typically carry a price tag closer to $550,000. New condo townhome units in hot developments in the Lower Lonsdale real estate market like the Pier are on offer starting at $650,000 for a two level live/work space and escalate quickly with some now nudging $1 million.

Lower Lonsdale condominium living is where it’s at for more residents down here. At press time, almost 200 units were on active listing.
