House Prices in Vancouver Tops $730,000

The price of a typical detached house in Greater Vancouver now tops $730,000, according to the Real Estate Board of Greater Vancouver. ON the West Side of Vancouver, the typical house price is above $1.3 million, about twice as high as in East Vancouver. Still, real estate sales throughout Greater Vancouver remain strong. In fact, the Board reports that 2007 marked the second highest sales on record for the region, as 38,050 proeprties changed hands. “The continued strength of the real estate market in Vancouver is a reflection of the economic vitality seen throughout the province. With overall wages on the rise and unemployment in decline, buyers and sellers are left with a healthy and strong climate in which to operate,” says REBGV president. Sales of Vancouver apartment properties in 2007 increased 9.1 per cent to 16,456, compared with 15,088 sales in 2006, according to data from the Multiple Lisitngs Service. Sales of Vancouver attached units (normally townhomes) climbed 7.7 per cent to 6,799 compared with 6,310 sales in 2006. Detached property sales increased 4.9 per cent in 2007 to 14,795 compared with sales of 14,108 in 2006.

Yaletown Community Snapshot – There is only one original Yaletown

Published in Vancouver’s 24 Hours newspaper. It’s the neighbourhood others aspire to be, the one others across the Lower Mainaldn compare themselves to with the claim “We bring a touch of Yaletown to… “ Just fill in the blank with your choice of town or area. So what does it take to get the real thing, the real Yaletown? The short answer is money. The slightly longer version is lots of money and perhaps a little luck, because considering the sheer number of condominiums that now fill the Yaletown skyline, surprinsgly few come on the Yaletown real estate market – especially not in the heart of the community. Most are located on the periphery. Maybe people who live here just never leave. And make no mistake, living in Yaletown real estate means embracing the condo lifestyle. At press time, fewer than a dozen townhouses were listed in the Yaletown real estate market, and all were the gorund-oriented units found clustered at the base of most highrise towers – a Vancouver twist on traditional Georgian Brownstone homes. Prices start at $700,000 and quickly escalate to $900,000 for a typical three bedroom, three level unit. Two breezed past the benchmark $1 million, although one court-ordered sale of a 2,350 square foot unit for $1.2 million seemed significantly undervalued when its nearest competitor was asking $1.6 million for a mere 1,500 square foot Yaletown real estate townhome only a few blocks away. Condos in Yaletown provide a wider range of choice, just be prepared to think small unless you’re willing to part with $600,000 and up. Studio suites in Yaletown’s real estate market can be found for under $300,000, but at 400 to 450 square feet, be aware you’re spending $700 per square foot or more. For a one-bedroom Yaletown condo of 550 to 600 sq ft, expect to hand over a minimum of $400,000 and don’t be surprised if it’s $100,000 more than that. And if you want to own some of the most expensive real estate in Vancouver’s downtown, Yaletown is where you need to look. Of the 450 plus current local listings, almost all of the top 10 are penthouse units located in the heart of the real estate Yaletown property community proper. Several come with a price tag of $1.5 million. The two most expensive are approximately $2 million and $3 million for three or four bedrooms, a stellar address, and views of the Burrard Inlet and False Creek. Now almost built out, it appears unlikely Yaletown real estate is in danger of losing its cachet as a neighbourhood of choice. Surprisingly, despite its high density, there’s still an ambiance of urban village here. People actually talk to their neighbours, kids play in the parks, and dogs take their two footed companions on a stroll along the seawall. The condo industry is booming in Vancouver thanks in part to young homebuyers unwilling to give up their urban lifestyle for the suburbs, according to RE/MAX report released yesterday. The Re/Max Condominium Report found that the condo in Vancouver lifestyle chalked up some of the most impressive gains in residential real estate in 2007, with condo values up across the country.

Lori Haggarty, a real estate agent for Coldwell Banker who specializes in condos and townhouses, said that the social aspect of Vancouver condos and pace of city living is a big draw for young, first-time homebuyers. “A lot of my clients are looking for more of a community environment and kind of want to run into their neighbours and be around like-minded people,” she said. Haggarty added that condos are also a more practical means of homeownership in a city where housing prices are the highest in the country.

“If you’re looking for a starter home in the $500,000 to $700,000 range, in a condo you can probably do a lot better,” she said. Haggarty said condos in Vancouver also offer little bells and whistles like granite counter tops and stainless steel appliances, which you don’t find in starter homes.
