Awaiting more public consultation and City Review, the City of Vancouver has their hands full when it comes to newly proposed Vancouver real estate developments that follow the route of densification in the city. The first is the downtown Vancouver ROGERS ARENA condo towers (up to 5 high-rises) at the site of the downtown viaducts by Aquilini Developments. The second proposed project is the Broadway & Kingsway Vancouver RIZE Alliance proposal in the Mount Pleasant Vancouver East real estate district for up to four buildings (1 is a high-rise residential tower). Both of these proposed Vancouver projects will be mixed-use developments consisting of a large number of residential condominium residences/townhouses in addition to commercial/retail/office space as well as public amenities. The Rogers Arena Vancouver proposed condo development may see the demolition of the viaducts and the addition of an ice rink. The RIZE Broadway & Kingsway Vancouver condo proposal calls for lots of community amenities as well as commercial space for a new grocery store and public art installations. Regardless of the support and opposition for these massage proposed Vancouver real estate developments, it is likely that the City Council will approve both of these in a matter of months to move forward with their liveability, affordability and densification mandate for housing. PROPOSED Downtown Vancouver ROGERS ARENA Condo Towers by Aquilini

Public consultation has started for the construction of 3 new high-rise towers at the Rogers Arena Vancouver real estate project site which is owned by Aquilini Development. The proposal by Aquilini for Rogers Arena Vancouver Downtown condos is the creation of both residential and commercial space that will completely change the skyline and make-up of the community. There will definitely be great community support of extra amenities are constructed (such as a day care, shopping, restaurants, cinema) but there is also opposition to the densification of this high traffic area especially if there is an addition of a casino. The proposed Rogers Arena Vancouver condo towers is the first ever vision of the ‘viaduct’ area where one of the two viaducts into downtown Vancouver would be demolished as part of the proposed Rogers Area Vancouver real estate redevelopment plans.

The longer term vision of the Aquilini Rogers Arena Vancouver condo towers would be the addition of a 4th tower where the current Dunsmuir Viaduct is … again, being demolished as part of the redevelopment of the area. Originally, the Rogers Arena site was called the GM Place Condos or the Vancouver General Motors Place Condo Towers. The master planned development at the GM Place Vancouver condo proposal was for 4 stunning glass towers surrounding GM Place Stadium (now Rogers Arena) which would give a mixed use project of retail, dining, shopping, commercial and residential just steps away from Yaletown, Robson Street and the SkyTrain.

If Aquilini Rogers Arena towers gets City Approval, the proposed 3 towers will be 104, 100 and 97 metres in height. Only the West Tower at Rogers Arena Vancouver condo proposal interacts with any current viaducts, so it seems as though the project proposal is aimed at demolishing and re-routing the viaduct traffic. The proposal for the Aquilini Rogers Area Towers in downtown Vancouver will see the addition of approximately 500 market units for sale in addition to five loading docks and 309 parking stalls. The Rogers Arena West Tower is for a mixed commercial/office building plus residential units while the East Tower at Rogers Arena will have a larger mix of commercial versus market condos now. The Rogers Arena South Tower is slated to be the only high-rise that is 100% residential. The East Tower at Rogers Arena (4th tower in the proposal) will be taken on at a later stage and the proposed development will incorporate more commercial/office/retail space on 7 floors above 5 floors of Rogers Arena commercial space. There may be a new ice rink as well on site!

BREAKING NEWS > City of Vancouver APPROVES proposed 19-storey tower at Kingsway and 10 Avenue in Vancouver by RIZE Developers on April 17th, 2012
On Tuesday, April 17th, 2012, the City of Vancouver approved the RIZE Alliance project in Mt. Pleasant at Broadway and Kingsway. The 19 storey tower in addition to the 3 other buildings in the Mt. Pleasant Vancouver real estate district wins City Approval for rezoning but with some restrictions and changes to the architecture and design. The controversial 19 storey Rize Mt Pleasant condo tower development across the street at the corner of Kingsway will see the development of 241 market condos and lots of new retail/commercial space. After 6 nights of community public hearings, the City of Vancouver approved the Mt. Pleasant RIZE Alliance project at Broadway and Kingsway but with the incorporation of $6.5 million in added amenity contributions towards artist spaces, affordable housing and cultural improvements elsewhere in the Mount Pleasant Vancouver real estate neighbourhood. In addition, the 19 storey tower proposed by RIZE for Mount Pleasant will have to change the exterior design at Broadway and Kingsway to make it less imposing to this quiet neighbourhood.

Overall, the City of Vancouver through the approval of the Mt. Pleasant RIZE Alliance project will get nearly $11 million in contributions from the developer. This will include $4.5 million for ‘cultural activities’ including an artist production space, $538,000 for public art, $1.7 million for affordable housing and $3.4 million in development cost charges. It must be noted that not everyone was opposed to the new East Vancouver Mt Pleasant RIZE proposal. There were more than 40 persons and businesses who spoke in favour of the development and developer. Therefore, the RIZE Kingsway and Broadway Mt Pleasant condo project is now a GO.

The Mount Pleasant Vancouver RIZE Alliance Development at Kingsway and Broadway

Another proposed Vancouver real estate development at Kingsway and Broadway by RIZE Alliance has great support and opposition. The City is now contemplating whether to approve this massive redevelopment of the area which sits on a centrally located project site at Kingsway and Broadway Vancouver real estate district. The RIZE Alliance proposal for Kingsway & Broadway Vancouver is for the development of 2 large scaled towers. The first is a 215 foot high-rise on 10th Avenue Vancouver while the second is a 118 foot tower on East Broadway which makes up the Kingsway & Broadway Vancouver RIZE Alliance proposal to the city. The new changes from the 26 to 19 storey building is one of many constant changes to the project, which has been under review for the past 24 months. The main opposition lies in the height of the condo buildings which may look a bit out of place in the East Vancouver Mount Pleasant neighbourhood which is well known for their historic and well established single family home tree lined streets.
